First-time home buyer services
You do not need to know every step before taking the first one.
You may have a budget in mind and a dozen unanswered questions. We help you turn both into a practical place to start.
Start with your life. Then look at houses.
Your workday, your monthly comfort level, and how long you expect to stay all matter. Before the search gets busy, we help you decide what you need—and what you can live without.

Three questions worth answering early.
What feels comfortable each month?
Talk with your lender about the full payment. Then consider how it fits alongside your other expenses.
What cash will you need?
Ask your lender and title team about the down payment, closing costs, and other funds you may need along the way.
What does the home need to do?
Separate everyday essentials from nice-to-haves so your search has a clear direction.
A preapproval is a starting point. Your budget is still yours.
A lender can explain what financing may be available. You decide what payment fits your life. We can help keep the home search focused on the range you choose.
Have financing questions?
We can connect you with a lender. You are free to choose your own.
You are allowed to ask what that means.
Contingency. Earnest money. Appraisal. Escrow. When a new term comes up, we explain how it fits into your purchase and who can answer the next question.
What your first purchase can look like.

Coordinate inspections, lender steps, and the final walkthrough.
The questions people hesitate to ask
Do I need a 20% down payment?
Not every loan requires 20%. A lender can explain which programs you may qualify for and the costs that come with them.
What if I find something wrong during the inspection?
We can help you review the findings and discuss options under your contract. Your inspector can explain the condition issues.
Can I start looking before I am ready to buy?
Yes. An early conversation can help you understand the process and decide what to do next.
I need help finding someone to get a mortgage through, can you help?
Yes. We can connect you with a mortgage lender. We work with several lenders regularly and can introduce you to them. And of course, no pressure to choose a specific lender. We want you to work with whomever you feel most comfortable with.
